Perhaps no other city in Metro Manila offers a complete and holistic living experience than Quezon City. Living here affords convenience like no other. You are surrounded by almost anything that one may ever need in daily living—public markets, schools, hospitals, shopping centers, office buildings, and commercial districts (with some of them considered the best and most replete in the metro at that).

Arguably, it is also the most well-known for many reasons. First and foremost, it became the country’s capital city from 1948 to 1976, replacing Manila. It was named after the 2nd President of the Republic of the Philippines, Manuel L. Quezon, whose vision was to create a world-class capital city. Barrios from contiguous areas of Caloocan, San Juan, Marikina, and Pasig were subsumed into Quezon City. Some private tracts of land also needed to be purchased, such as a vast holding by the Tuason family in Diliman.

Even before such vision, however, the land area where Quezon City now stands has been historical because it comprised the town of Balintawak, previously known as Pugad Lawin. Here, in Melchora Aquino's home, the Katipunan movement led by Andres Bonifacio started the Philippine Revolution against the Spanish regime.

Quezon City’s masterplan was created by American architect and urban planner William E. Parsons and continued by his partner Harry Frost upon his demise in the midst of the project. Frost worked with local counterpart Juan Arellano, engineer A.D. Williams and landscape planner Louis Croft. The Quezon City masterplan's centerpiece was then a sprawling central park with structures for the three branches of government efficiently located near one another within the entire complex.

Quezon City today

While the vision was never completely carried out, there are vestiges in the Quezon City that we know today, such as the Quezon Memorial Circle and the elliptical road defining it. There is also the network of North, East, West, and South or Timog roads that emanate from it.

Quezon City is the most populous city in Metro Manila to date, with close to 3 million people (as of 2015) within a total area of around 165 square kilometers.

Owing to its original masterplan geared towards making it the Philippines' landmark capital city, Quezon City is where some of the most iconic and well-known public institutions, government offices, and public landmarks in the country can be found. There are hospitals such as the Philippine Heart Center, Lung Center of the Philippines, East Avenue Medical Center, and Veterans Memorial Hospital, and schools such as the University of the Philippines and Ateneo de Manila University.

The Batasang Pambansa, which houses the House of Representatives, is also located in Quezon City and other important government offices such as the Sandiganbayan and the Commission on Audit. Also found are Camp Aguinaldo, the general headquarters of the Armed Forces of the Philippines, and Camp Crame, the headquarters of the Philippine National Police.

The La Mesa Watershed in Quezon City is also the last of its kind located within Metro Manila, as part of the La Mesa Dam that supplies the capital city with water. Also included are the Angat and Ipo water systems.

Quezon City is also known for its residential areas and subdivisions. It is home to some of the most highly reputable gated communities and enclaves, which command high real estate values. Many urban home-seekers search for a home in Quezon City because of the convenience it brings, being close to areas of need and interest.

With time, urbanization has brought vertical communities or condominiums into the Quezon City property market, and condos for sale in Quezon City are some of the most sought-after real estate in the country today.

Real estate in Quezon City

Quezon City covers 142 barangays and is divided into six districts. These also serve as the legislative areas represented by respective city councilors and representatives in Congress. There are many popular areas and districts, each possessing its own characteristics and advantageous features. This, in turn, imbues them with their own unique character and reputation.

Those searching for a home in Quezon City would benefit from knowing about each of Quezon City’s areas and choosing which would offer the best living experience for their needs. Among the oldest and earliest established areas in Quezon City are La Loma, Novaliches, and San Francisco Del Monte, which are largely mixed-use in nature today with a good combination of residential and commercial zones and reputable schools, hospitals, and other institutions. Cubao is an enduring iconic area in Quezon City, known for being a commercial center and home to the landmark Araneta Center stadium.

Some of the more highly regarded residential areas are New Manila, Loyola Heights, and Sta. Mesa Heights, where lots are generous in size, and properties are usually sprawling, hence commanding prime real estate values. These communities were started by affluent and middle-class to upper-middle-class families moving away from Manila's capital city, especially after the Second World War.

The most exciting real estate development in Quezon City today is Vertis North, Ayala Land’s master-planned estate that seeks to propel the city sustainably into the 21st century. Vertis North is designed as a modern business district that will fuel the progress of Quezon City not just for its residents and inhabitants but also for Metro Manila denizens. It will be home not just to state-of-the-art office buildings but also commercial centers and hospitality establishments.

Vertis North showcases vertical communities as the residential communities of the future, and Alveo Land projects are among the top condos for sale in Quezon City. Alveo Land is Ayala Land’s brand for innovative and contemporary living solutions and nowhere is this more apparent in Vertis North. Its projects, High Park, and Orean Place are the pioneering residential opportunities for individuals and families to own a place within this burgeoning business district of the future.

Living in Quezon City

The demand for residential properties and real estate in Quezon City does not show any signs of slowing down. In fact, as the city continues to progress, land values continue to increase and prove to be an excellent store of value for financial investment. Apart from the traditional single-detached houses in subdivisions and villages, Quezon City is also becoming known for its excellent choices of vertical communities that provide convenience and safety, security, and efficiency in daily living.

Individuals and families who are in immediate need of residence can opt for a fully furnished condo for sale in Quezon City, for instance. This kind of property is a wise choice to move in soonest and enjoy the perks of living in a fast-paced and dynamic city. For those seeking the ideal urban dwellings that encourage an active and vibrant lifestyle, Alveo Land offers the best choices in the market today.

From its historic roots as a master-planned estate to a constantly growing and evolving urban center, Quezon City truly remains relevant even to modern-day Filipinos.
