Alviera is located in Porac Access Rd Porac, Pampanga, boasting the scenic and gentle terrains of Porac.

A transport terminal is soon to rise as well. This will link Alviera to major points in Pampanga, such as San Fernando, Angeles, Mabalacat, Dau, and Clark. Leo Grape, project associate manager of Alviera and acting general manager of Alviera Country Club, mentions that discussions are ongoing with different public transport groups.

Most importantly, the developers are keen on developing the road network, ensuring that residents, locators, club members, and guests have a smooth movement inside the estate. Alviera has already completed about 9 kilometers of roadwork, and over 3 kilometers are also on the way.


Alviera is strategically located, making it the northern gateway that is accessible via NLEX (North Luzon Expressway), SCTEX (Subic-Clark-Tarlac Expressway), and TPLEX (Tarlac-Pangasinan-La Union Expressway). All these create an efficient link between Metro Manila and Pampanga and Bulacan, La Union, and Baguio. Not to mention Alviera is situated near Subic Freeport, Clark Airport, and provincial terminal hubs such as San Fernando and Angeles City.

If commuting through a bus ride, ride a bus to Dau, Pampanga and alight at Dau Terminal. There is a tricycle terminal going to Alviera, including SandBox. Optionally, passengers may also alight in SM Clark, where jeepney rides bound to Porac are available. The drop-off point is near the entrance. The ride is about 2 hours.

  • Park Estates at Alviera

Park Estates at Alviera, a 14-hectare property suited to be a rare address amidst the thriving Subic-Clark corridor, is among the very first residential developments in the estate. The low-density residential enclave features 68 lots with generous cuts—from 1,000 to 1,600 sq.m and only five lots per hectare. This neighborhood is situated a few meters away from Alviera Country Club, where opportunities for engagement and activity abound. 

Settling here and building a family is the next best thing. For one, Alviera East Commercial Center was already completed in 2021. Miriam College Alviera, Holy Angel University, and La Salle Botanical Garden are three leading institutions. The first two would be completed by 2022 and 2023, respectively, while the 23-hectare garden would be operational by 2020. Locsin Partners, an architecture firm known for its harmonious urban living and nature concepts, at the helm, the club features a network of exquisite amenities, including swimming pools and multiple courts (basketball, volleyball, badminton, and tennis), and function rooms. There is also a gym with a studio, spa, game console room, and ballroom.

While sports and family activities are at its core, the country club welcomes intimate and elaborate celebrations. This may happen at any meeting or board rooms on the ground floor. In addition, there are two ballrooms combinable to form a grand hall on the second floor. It can accommodate between 500 and 600 guests.

There is also a pre-function area where guests can view the entire club. However, before Alviera Country Club, the Ayala estate in Porac, Pampanga, was initially known for its recreational facility, Sandbox.

Sandbox is an outdoor adventure park with an adventure tower, roller coaster zip line, giant swing, and archery range. It is a family-friendly getaway spot that redefines outdoor fun for the kids and kids at heart. The best part is the adventure facility provides livelihood to the Aetas community living near the development.

A working experience like no other

Besides the country club and exclusive neighborhood, Alviera Industrial Park’s Phase 2 development is also ongoing. It was initially slated for 32 hectares until the developers decided to expand to 64 hectares, doubling the capacity to meet stronger demands for more industrial lots. The industrial park, which is located near the entrance of Alviera, is strategically accessible via the Porac Exit of the SCTEx (Subic-Clark-Tarlac Expressway).

Locators such as Monde Nissin, Badan Building Materials Inc., and Heavy Duty Manufacturing Inc. have already moved in after completing Phase 1. They are set to provide up to 500 new jobs to the locals. Phase 1 has a total of 16 industrial lots. Dedicating its operation to light and medium and non-polluting industries, more PEZA and non-PEZA locators are expected to move in once Phase 2 of the industrial park is completed.
