Gross rental yield is calculated using the following formula:
Gross Rental Yield = Annual rental income/Property Value
This means that if you acquired a BGC condominium for Php 1 million, and you are going to rent it out for Php10,000 per month, it will have an annual gross rental yield of 12%.
There will be monthly condo association dues that you need to pay for the regular maintenance of the common areas. If there are emergency repairs needed and the condo association does not have a fund to allot for this, you will need to pay for this separately.
