Arca South was also master-planned to integrate ALI’s integrated mixed-use development best practices. Adapted from BGC’s Bonifacio High Street, a retail strip called Arca Main Street was also planned. There is a healthy mix of merchants from sports to health and wellness on both sides of the street. 

Ayala Malls Arca South is set to open by 2022. It will soon offer residents and workers a well-curated selection of local and international dining and retail options. The upper floors will have workspaces that will definitely contribute to raking up local employment opportunities.

Other than these, the estate management eyes sustained economic growth. Premium office buildings are constructed one by one. Not just convenient working settings, some office buildings here in Arca South are LEED-certified. For example, Tryne Enterprise Plaza is built with double glazed windows, occupancy sensors, rainwater harvesting systems, and bicycle parking systems.

What makes Arca South unique is the way residential buildings are structured. There are no skyscrapers whatsoever, and the highest buildings—commercial and residential—are up to 15 stories high only.

It was actually a limitation set forth by the Civil Aviation Authority, being near NAIA, that ALI turned into an opportunity. There are height restrictions to infrastructures near the airport. As a selling point, Arca South is perceived as a low-density community. 

As planned, there should be a 50-50 split between residential and commercial developments within Arca South. For the commercial, Ayala Land Premier, Avida Land, and Alveo Land have a presence in the estate. This allows choosing from a variety of residential options with differing price points. 

The residences offer the conveniences of city living. Since connectivity is paramount to the concept, ALI also built the Taguig City Intermodal Exchange (ITX). The 5.5-hectare, 4,000-buses capacity ITX is adjacent to Arca South. It is dubbed as “the airport of buses.”

Driven by technological innovations, yet another unique feature of Arca South is the “underground highway. It pertains to the road network beneath the ground level covering about 40% of the estate, connecting the commercial areas within the estate. Going from the shopping mall to your office is easier—minus the traffic. Strategically, it means doubling the capacity of main roads while also increasing pedestrianization. 

Speaking of traffic, the highly networked and multi-linked estate is integrated in terms of transportation, security, and traffic. In managing the estate more efficiently, there are CCTV cameras in various strategic points within. 

Another integral component of the road system is the dedicated bike lanes. As such, Arca South is not only walkable but also bikeable.
